What a turnout!  It seems that even with the state of the economy there was large turnout at the annual National conference of Realtors in San Diego.  There were lots of forums and lots of topics of study.  There was something for everyone.  The only negative, too many choices.  I felt guilty not being able to go to all the great speakers that were on at the same time. 

The perfect backdrop was the welcoming city of San Diego.  With the great weather and friendly people, I will be going back.  Oh, don't forget the world famous zoo.

It seems that there are many first time buyers out there looking to find their perfect home before the tax credit it up.  Today we saw several of those with offers presented and with quick closing dates requested.   There is still time.  If you plan on owning for a while take advantage of the offer from the Federal Gov.  The first time buyer credit could be a big help with closing costs.

Today the count goes up to 7.  That's 7 out of the 11 offers that I've made in the last 5 weeks that have had multiple offers and 1 that bumped us out when we were in attorney review. 

What's going on?  Isnt this a Buyer's market?  It seems that in certain price ranges and certain towns supply is very short and demand is high.  It's difficult for some Buyers to believe, especially when they keep hearing in the media that it's a Buyer's market.

Some of this activity has to be attributed to the First Time Home Buyer Program that will be over soon.  Buyers that qualify for this program will have to have found a home by the end of this month, if not sooner, in order to close by the deadline.

These sales have created a "domino effect" that have allowed move-up buyers to consider a move.  Yet we still see no clear signals.
